Furnished or unfurnished? It depends on circumstances but generally it doesn’t make a huge difference to the rental value. The real difference comes from presentation and maintenance. We often take control of the process and deduct the costs from the rent so the landlord doesn’t have even have to worry about cash flow.

Making sure your property is looking its best will be a main factor in obtaining the maximum rent possible. And it’s an essential component in attracting the right sort of tenants. A property that is not well maintained will put off applicants who are clean and tidy.

Simple things such as cleaning can make a big difference. By cleaning we mean professionally cleaning including appliances such as the oven and extractor.

Replacing the sealant around the bathroom and sinks including the kitchen freshens up the property and makes it look well maintained.

Have the carpet cleaned and put a fresh mattress protector on the beds. These simple steps will help you to attract the right sort of applicants.

IF CURRENTLY UNFURNISHED

If the property is unfurnished to begin with, we suggest that landlords don’t do anything until a prospective applicant has made an offer. (Unless some rooms are so difficult to imagine occupied it is better to furnish them.) Then there’s the ability of being able to suit an applicant's specific furnishing requirements, within reason.

Obviously, if a landlord is more flexible he has more chance of finding a tenant sooner rather than later. Often a tenant may have their own bed or a chest of drawers – if a landlord is able to store or relocate some items these is very helpful. For some landlords we are able to provide storage for certain items.

However, all the above is not set in stone and if landlords want to let a property furnished or unfurnished there are plenty of applicants out there.

A so called fully-furnished property usually includes the following items: wardrobes, dinning table and sufficient chairs, washing machine, microwave, crockery and cutlery, vacuum cleaner, beds, bedside table, curtains, sofa, coffee table.

Each letting is different and it should be noted that if landlords do not want to provided certain items this can be stipulated in the contract.

Remember when designing a property to let always think about its function as well as how it looks. Tenants stay longer in properties that work well.
