Our plumbers are corgi registered which is a legal requirement. We will organise a gas safety inspection prior to any tenancy and where required will service the boiler. A certificate will be issued and given to the tenant. We also advise a service plan for the boiler, however, if it does not have one we will organise our plumber to visit in the case of a breakdown. We also hold a stock of portable radiators for just such emergencies, so the tenants is kept warm and happy.
Before any property is let we will ensure the wiring and electrics are safe. All properties are now required to have mains smoke alarms and if one is not present our electrician will fit one.
Safety concerns over plumbing and electrics mean we only use professionals. Decoration, on the other hand, can be tailored to the property, the rent and the landlord’s cash-flow. It doesn’t always pay to use our top people. We always assess essential and non essential works. Whether replacing sealant around a bath or refitting the kitchen we are able to cater to our client’s needs. We try to keep any costs to a minimum whilst endeavouring to do the job properly. Good maintenance is important but there is a ceiling on what a property can achieve - and sometimes it’s not worth re-painting the ceiling.
Sometimes furnishing needs to be relocated or put into storage. We are able to arrange and organise this. We have access to storage facilities and can recommend removal companies where a significant amount of furniture needs to be moved.
We recommend that the tenants are left with sufficient gardening tools to ensure that the garden can be maintained. If the tenants are not inclined towards gardening we have a list of gardeners that we can recommend.
