CONSUMER PROTECTION ACT 1987

It is important when letting your property to ensure that the electrics and appliances are safe. It is a serious offence if you fail to comply with the Electrical Equipment (Safety) Regulations 1994, the Plugs and Sockets etc. (Safety) Regulations 1994, both of which come under the Consumer Protection Act 1987.

We ensure that the following is done for you as it is good practice to have the electrics checked at the beginning of a properties life and thereafter every few years by an electrician. The important factors that need to monitored our the following:
• Visual inspection to ensure there are no loose connections.
• Make sure appliances supplied are complete and in working order - keep purchase receipts.
• Pay particular attention to second hand equipment.
• Ensure that operating instructions and safety warning notices are supplied with the appliances.
• Ensure that flexes are in good order and properly attached to appliances and plugs.
• Ensure that earth tags are in place.
• Ensure that plugs are of an approved type with sleeved live and neutral pins.
• Ensure that plugs and sockets conform to BS1363 or BS1363/A for heavy duty uses.
• Ensure that all fuses are of the correct type and rating.
• Make sure that tenants know the location of and have access to the main consumer unit, fuses and isolator switch.
• Make a note of all fuse ratings on the inventory and the above are in good order..

OUR SERVICE

As managing agents we ensure that the management contract clearly specifies who is responsible for carrying out the maintenance and safety check duties, and keeping associated records.

We arrange maintenance by a CORGI-registered installer for all pipe work, appliances and flues, which the landlord owns and provides for the tenants use. Will also arrange for an annual gas safety check to be carried out every 12 months by a CORGI- registered installer. A record of the safety check for 2 years is retained and a copy is issued to each existing tenant within 28 days of the check being completed and new tenants before they move in.

LANDLORD’S OBLIGATION

In relation to domestic gas under the Gas Safety (Installation and Use) Regulations 1998 (GS(IU)R 98), a landlord is anyone who rents out a property that they own under a lease that is shorter than 7 years or under a licence. Regardless of whether you are a landlord under GS(IU)R 98 you may be considered a landlord under other related legislation.
